Conveyance Plans
Whereas a boundary survey identifies existing physical features of a plot of land and can assist in proving ownership of such land during a dispute a conveyance plan is used during the purchase of a property and shows the boundaries and physical features as sold to a prospective buyer.
On a new development the site layout plan as prepared by the planner and/or architect is often used as the basis for the final conveyance plan. But how do we know that every building, road, fence and wall have been constructed in exactly the position shown on the site layout? The truth is, unless the site has been set out and monitored constantly by a competent land surveyor, the position of any structure cannot be guaranteed.
By surveying each phase of construction as it is completed we can build up an accurate ‘as-built’ plan of the development thereby ensuring the plot boundaries are ‘determined’ as described in the TSA determined boundaries guide. All of our conveyance plans are produced in accordance with the requirements of the Land Registry as defined in supplement 5 of the developing estates practice guide no. 41. (LRPG041-S5). The start, finish and direction change of every boundary can be given National Grid co-ordinates which are stored digitally on the plan. This greatly reduces the possibility of future boundary disputes as the original boundary lines can be easily re-established using GPS equipment.
