 Flood Risk Assessment (FRA)

 

Climate change, human activity and the demand for more housing in areas at risk from flooding have made FRAs an essential part of planning for any development.  

PPS25 sets out the governments planning policies with regard to development and flooding and refers to Surface Water Management Plans (SWMPs) as a means to reduce the cause and impact of flooding. But before a SWMP can be implemented a Flood Risk Assessment will need to be carried out.

 

An FRA can come in many different formats but in most cases a certain amount of input will be necessary from a land surveyor. So if your site is within an area at risk from flooding GM Surveys can assist you to prepare your FRA. We are fully aware that the old benchmark system can give false results due ground settlement so we obtain all level data from GPS derived OS datum. Contoured plans and 3D ground models can be produced along with sections through the site showing both existing and proposed levels.

 

Even when a river is not in immediate danger of flooding it can still cause a potential problem for a development. GM Surveys was recently involved in a project whereby erosion of a river bank was causing it to encroach closer to some existing properties. Our detailed plans and sections aided the design of defences to halt the movement and keep the river firmly on its original course.
